This course studies the current appraiser bias issues beginning by following the housing valuation and development of neighborhoods going back to the 1930's. The beginning of HUD and following the history of lending, red-lining and the eventual breaking of racial barriers and changing lending practices through present day. Discussions and presented materials demonstrate to the appraiser how and why current steps are being taken to oversee language and appraiser concepts. With a better understanding of why and how "appraiser bias" is the concern it is today. After the session, the appraiser will better understand the concepts behind the "appraiser bias" objectives and better adapt to the changing world of appraising and underwriting practices of today.
