This course provides students with a broad review of basic techniques and procedures for extracting and supporting adjustments with market-extracted and market-supported data. It explores the wealth of information in the public records system, a mention of multi-variable regression analysis (also called automated valuation models), the importance of maintaining a proper workfle, the MLS, as well as ways in which the appraiser can extract adjustments from market data without depending on outdated and erroneous rules-of-thumb (as they are probably doing now).
