Selecting and Supporting Market Adjustments

Course overview

This course provides the student with a broad review of basic techniques and procedures for extracting and supporting adjustments with market-extracted and market-supported data. It explores the wealth of information in the public records system, a mention of multi-variable regression analysis (also called automated valuation models), the importance of maintaining a proper workfile, the MLS, as well as USPAP requirements regarding market support for adjustments. Specifically, this course identifies some ways in which the appraiser can extract adjustments from market data without depending on outdated and erroneous rules-of-thumb (as they are probably doing now).
