Course overview

The roof is a common reasons a contract falls apart, and one of the least understood parts of the transaction. An inspection report flags "deferred maintenance," a buyer's agent asks for full replacement, the seller's contractor says a repair will do, and the insurance carrier won't bind coverage. Suddenly you're three days from closing with no clear path forward. This course gives agents the working knowledge to recognize roofing issues early, interpret conflicting opinions, and keep deals moving. You will learn to: Distinguish repair from replacement, and recognize when each is the appropriate remedy Read a home inspector's roof findings and understand where a roofing contractor's assessment differs, and why Anticipate insurance and roof-age issues that can stall or kill financing Evaluate roof certifications, warranties, and what actually transfers to a buyer Negotiate repair requests with realistic scope, cost, and timeline expectations Identify red flags during a showing or pre-listing walkthrough Know what to ask a roofing contractor, and how to read a proposal Agents leave with practical reference tools they can use on their next transaction.
