This 7-hour residential course focuses on multiple areas of the sales comparison approach, including understanding the subject property, the principles behind the sales comparison approach, as well as the physical, locational, and transactional differences that influence the selection, exclusion, and adjusting of comparable sales. Prior to focusing on the comparable sales, participants first focus on the market area itself, market segmentation, and market analysis, both in terms of studying various indicators as well as communicating market analysis conclusions to the client within the report. Verification and reconciliation of data is a focus in several units. Distress sales and other non-typical or non-market transactions are examined, in terms of their role in markets and using (or not using) these types of sales in a sales comparison approach.
